Townhome rows and single-car garages

A row of townhomes often has identical garage doors, installed at the same time and used the same way. When one spring goes, the neighbours' springs are usually the same age, so it's worth asking about them. Single-car doors are lighter than doubles, but they cycle every time anyone leaves, and they tend to sit beside a front walkway. A door hanging crooked next to a path is a hazard for people passing. Condo boards and property managers

In a condo or a managed complex, the garage door may be common property, unit property or something in between, depending on the bylaws. Before we visit, it helps to know who authorizes the repair and who pays. Give us the property manager's contact, and we'll coordinate the visit and put the price in a form you can pass along. If several doors show the same problem, a single visit for all of them can make sense.

Wind off the river

Being close to the Ottawa River means more wind, and damp air. Wind pushes snow against door bottoms, and the damp reaches cable ends, hinges and brackets. If you see rust at the bottom corners, or the seal is cracked, have it checked. See cable repair for why.

Older doors from the 1970s and 80s

Many of the townhomes and houses here were built decades ago, and some of the garage doors are original. Extension springs, worn rollers and chain-drive openers are common. Sensors and remotes in shared driveways

Shared lanes mean cars pass close to garage doors, and sensors get knocked. If a door won't close and a light is blinking, the sensors have probably shifted. Clear anything in the path, wipe the lenses, and look at how they're aimed. If that doesn't help, see opener repair.

Shared walls and noise

In townhome rows, the garage often shares a wall with a neighbour, and a loud opener travels through it. Dry rollers, loose hardware and a worn chain add to the racket. Noise is usually fixable: lubricate the hinges and roller stems, tighten the hardware, and consider a belt-drive opener if the motor is old and loud. If the sound is grinding or banging rather than squealing, book a look.
