Why commercial doors wear differently

A house door opens a handful of times a day. A loading door can cycle fifty times or more. A standard 10,000-cycle spring on a door used fifty times a day is finished in well under a year. That is why commercial doors often need higher-cycle springs, heavier hardware and more frequent checks, and why we look at how the door is used before we quote a repair. We ask how often it runs, who operates it and what hits it.

Heavier doors also carry more risk. A large sectional door is a lot of weight under tension, and a mistake on a spring or cable can seriously injure someone. Keep staff away from a door that has failed and have a technician look at it.

Common commercial door problems

Door won't open or close

A broken spring, a failed operator, a tripped sensor or a power fault. We check the door's balance first, then the operator.

Door hit by a vehicle or forklift

Bent tracks, twisted panels, damaged rollers and hinges. We assess whether the door can be repaired or needs replacement, and make it safe first.

Door runs crooked or binds

Uneven cable tension, a bent track, or a worn roller set. Left alone, it damages panels and wears out the operator.

Door slams or drops

Weak or broken springs. That is a safety hazard around people and vehicles.

Loud, rough operation

Dry hinges, worn rollers, loose track brackets and worn operator gears.

Drafts, gaps and pests

Worn seals let in snow, cold air and animals. In a heated building, that adds up on the heating bill.

Warning signs to stop using a door

  • A loud bang, or a visible gap in a spring
  • Cables slack, frayed or loose
  • A door that hangs crooked, or is bent from an impact
  • Rollers out of the track
  • The door doesn't reverse when a safety edge or sensor is triggered
  • A door that closes on its own faster than it should

Block the opening if you need to, keep people and vehicles clear, and call. Springs and cables are not something staff should adjust.

How a commercial repair visit works

  1. We inspect the door, springs, cables, tracks, rollers, hinges, panels, operator and safety devices.
  2. We identify what failed, what is worn and what caused it.
  3. We explain the repair options, including what can wait and what can't, and quote a flat-rate price.
  4. After approval, we repair or replace the parts.
  5. We test balance, travel, reverse and safety devices.
  6. We run the door through its cycle and confirm it's safe to put back in service.

Repair, upgrade or replace

A single failed spring or roller set is usually repaired. If the door is dented and twisted from repeated impacts, or the springs and operator are all worn, replacing the door may cost less than another year of service calls. If a door sees heavy use, upgrading to higher-cycle springs is often worth the difference. Doors that are drafty in a heated shop may be worth insulating. Commercial doors take the same freeze-thaw, salt and ice as house doors, and much more traffic. Delivery trucks track salt and slush into the bay, and a door frozen to the floor overnight can be pulled crooked by the operator on the first cycle of the morning. Fork trucks and pallet jacks catch bottom sections year-round, and slick winter floors don't help. Cold also stiffens lubricant on heavy hardware. Before winter, it's worth having doors looked at, so one failing in a January cold snap doesn't stop a shift.

Commercial garage door questions

How many cycles does a commercial garage door spring last?

It depends on the spring's rating. Standard springs are commonly rated around 10,000 cycles, and higher-cycle springs are available. A door used fifty times a day burns through a standard rating in months, not years.

What is the difference between a sectional and a rolling steel door?

Sectional doors are hinged panels that ride up on tracks and rest overhead. Rolling steel doors coil into a barrel above the opening, and they suit tight headroom and heavy security or fire requirements.

Can you repair a commercial door after hours?

Often, if the damage is limited to a few panels, hinges or a section of track. If several sections are twisted, replacement is usually the better choice. We'll make it safe first and give you both prices.
