The Problem
A homeowner called about a Pella hinged patio door with a visible gap along the bottom right corner. Cold air was getting in during winter, and the multi-point lock had become stiff enough that the homeowner's elderly mother couldn't operate it reliably. The door was roughly nine years old.
What We Did
The bottom hinge had loosened enough to drop the door, pulling the locking points out of alignment with their strikes. We re-mortised and tightened the hinges, adjusted the cam bolt positions, replaced the bottom sweep, and lubricated the multi-point gearbox. The door sealed cleanly and the lock operated with a light single motion. Total repair time: under two hours.
