New homes settle. Framing shifts, the slab moves through its first freeze-thaw cycles, and a garage door that ran perfectly at handover can start to rub, stick or close unevenly a year or two later. The door isn't defective, but it needs a tune-up: tracks re-aligned, rollers adjusted, opener travel and force reset. It's a modest job, and it prevents a door from wearing itself out.

We check the track alignment on both sides, the hinge and roller fit, and the tightness of the track brackets. We look at the balance, then adjust the opener's travel and force so the door seats properly without pushing against the floor. If a sensor has shifted, we realign it. West and north of the built-up area, properties have detached garages and workshops with larger or heavier doors. Wind, drifting snow and cold make an unheated garage door harder to operate. If the bottom edge freezes to the slab, don't force it. Call us.
