A garage door that has been in place since the house was built has opened and closed tens of thousands of times. The springs have almost certainly been replaced once, maybe twice. Old rollers and hinges are stretched, and the lower panels, which sit in slush every winter, are the first to go. On wood or hardboard doors, the bottom rail can rot. On steel doors, it rusts through from the inside.
If you can press a finger into the bottom edge of a wood panel, or see rust bubbling under paint, the door is telling you something.
Those are fair repairs when the door itself is in decent shape.
The material changes the repair. Hardboard and wood-composite panels swell when they take on moisture, then split at the joints. Real wood can rot at the bottom rail. Steel doors dent and rust from the edges in. We'll tell you which one you have and what can realistically be saved. A sound door with a failed spring is a simple repair. A door whose panels are coming apart isn't worth pouring parts into.
Replacement wins when the bottom panels are rotting, when the panels are cracked, or when several of the moving parts have reached the end of their lives together.
